How long does a deed take?

Short answer

The signing itself takes one appointment. What takes longest are the prior certificates and the registration with the Public Registry (Registros Públicos), which depend on each office. When we send you the quote, we give you an estimated timeframe.

The three stages

  • Before signing: title review and requesting certificates from the Public Registry (Registros Públicos), the municipality and the Cadastre (Catastro).
  • The signing: one appointment at the notary's office, with all parties present or represented.
  • After signing: payment of fees and registration of the deed with the Public Registry.

What causes delays

The timeframes for the certificates and the registration depend on each government office and can vary with the time of year. Cases with problems in the title also take longer, such as an unfinished probate (sucesión) or an old mortgage that was never released.

How to speed it up

  • Send a copy of the title and of the parties' documents at the start.
  • Confirm who is signing and whether anyone is signing under a power of attorney.
  • Have the payment method settled before the appointment.
